How much does it cost to build a custom home?
The cost of building a house can fluctuate; Verde Homes has various floor plans for homes, features and home sites that fit nearly every budget. Many of our standard features are often considered upgrades at other sites. Final cost really comes down to your personal style and the selections you choose.
How long does it take to build a new custom home?
Your new home will be completed within a 6-month time frame. A good guide is 120 days from the start of framing. What’s important is that you are comfortable with the decisions you are making and the building process.
What occurs during closing on my new custom home?
30 days prior to closing on your new home. You will meet with the Warranty Coordinator at Verde Homes. The coordinator will review the warranty documentation (what is covered under the warranty, schedule of warranty visits etc.) and discuss setting up your utilities, cable garbage etc. Working together with your real estate attorney and loan officer from your financial institution, they will guide you as to the proper paperwork and documents that are needed to close your loan. The closing will occur much like an existing home sale closing. You will receive your home binder including all your warranties, home information and of course the keys to your new home.
What are the steps in building a new custom home?
The initial meeting usually occurs at one of our open houses at our Model home. At the open house we review the various floor plans and lots that meet your needs and lifestyle. This is usually followed by a visit to our 4000 square foot design center. All the products that are featured in your new home are in the design center. After your tour of the design center you will then meet with our Site supervisor to “walk” the available lots in the community that meet your criteria.
Now that we have a floor plan and a lot picked out, we prepare a contract for the builder. After your attorney approves your contract, we will meet to draw up your blueprint and home plan designs. Once the blueprints are received from the architect, you will then begin the fun part of building your home. You will meet with our design team and choose the products and finishes for your new home. This is where you personalize our floor plan and really make it YOUR home.
When all your selections are approved, the building permit is ready and we received the mortgage commitment from your bank, we are ready for Excavation and digging your home. This usually occurs 45 days from the time you sign the contract. Once framing begins, your home will be completed 120 days from the start of framing.
Is it okay to visit my home while it’s under construction?
Building a new home is an exciting process. Your safety and the safety of our contractors is our top priority. A site visit can be scheduled with our Site Coordinator, as long as it’s safe for you to enter the property. As a safety measure, all work must stop when you are the property.
What can I expect at my first custom homebuilding appointment?
At any of your visits to Verde Homes, we like to spend time getting to know you and your likes and dislikes. We want to be able to provide you with ideas and products that best suit your personality.
Your first appointment will be with our Kitchen designer where you will design your new kitchen. Then you meet with our Interior Designer and work out all the fabulous details of your home – from exterior siding colors to the tile backsplash in the master bath! We want your personal style to really come thru here.
What should I bring to the Home Design Studio appointment?
We love it when you bring magazine cutouts or pictures of homes you like. This helps us guide you in your selection process. Any thoughts, ideas and sketches you have are always welcomed.
When should I schedule my movers?
When you meet with our warranty coordinator 30 days prior to your home completion, they will give you a time line for the warranty meeting, final walkthrough etc. Your loan officer and attorney will be working with you to schedule a closing date after your walkthrough.
When can I start moving my possessions in to my new home?
You can move into your new home anytime after the closing.
